5 Signs Your Sydney Roof Needs Replacing (Not Just Repairing)

Not every tired roof needs replacing. Plenty just need a good restoration. But there's a point where you're throwing good money after bad, patching a roof that's fundamentally done. Here's how to tell.

One: the tiles are porous. Old concrete tiles soak up water like a sponge, get heavier, grow moss, and crack in a cold snap. If yours are dark, flaky and damp long after the rain's stopped, the surface has given up.

Two: you're repairing it constantly. If we're back every winter for another leak in another spot, that's not bad luck — that's a roof telling you it's reached the end.

Three: sagging. A dip in the roofline usually means the structure underneath — battens, sometimes rafters — is rotting or failing. That's past cosmetic.

Four: rusted-through metal. Surface rust we can treat. Metal that's rusted right through, with holes and flaking sheets, is beyond a re-coat.

Five: it's just old and you're staying. If the roof's near the end of its life and you're not going anywhere, a re-roof now is cheaper than a restoration plus five more years of repairs plus a re-roof anyway.
